The California Constitution provides for the exemption of up to $7,000 in assessed value from the property tax assessment of any property owned and occupied as the owner’s principal place of residence. The exemption reduces the annual property tax bill for a qualified homeowner by up to $70 per year.
Exemption Qualifications
To obtain the exemption for a property, you must be the owner or co-owner, and you must live in the property as your principal place of residence. There is no fee for filing the exemption.
Once you have been granted the exemption, and as long as you continue to own and occupy the property on a continuing basis, there is no need to re-file a claim. However, a new Homeowners Exemption claim is required any time there has been any change in the manner in which title is held, such as adding or removing a spouse or child.
Who Should Apply
Simply put, all homeowners who live in their residence. If you are a disabled veteran, the Disabled Veterans Exemption is a more advantageous option. If you are a Disabled Veteran, please contact me for more information about this exemption.
How to File for the Exemption
To receive the full exemption on the upcoming annual tax bill, you must file before 5 p.m. on February 15.
